Terms and Conditions.

Seasonal prices differ for high/shoulder/low seasons and popular festival dates.

Accommodation rates are based on a minimum occupancy of 2 adults.

Additional guests 3 years old and above will be charged $50/guest/night.

A one off cleaning fee is charged per booking. All fees are subject to GST.

Cancellations.

Standard cancellation policy:

A full refund will be issued if the booking is cancelled at least 14 days before arrival, excluding 21st December 2025 - 4th January 2026.

Christmas/New Year’s Eve cancellation policy:

Bookings made between 21st December 2025 to the 4th January 2026 - a full refund will be made if cancelled 30 days before arrival, unless stated otherwise.

Absolutely no smoking, pets, parties or candles or overnight visitors. A damage deposit of $300 may be taken on arrival.
